Builders and developers, standard job: from $1,800 + GST. A standard job is homes only, fewer than 5 dwellings on one site.
Everything else is quoted: 5 or more dwellings, body corporates and strata, commercial property, and the job types listed in the terms below. Detailed plans for operational works, after a DA is approved, are quoted too. Send your plans and DA conditions, and I’ll come back with a fixed quote.
Price beat on quoted jobs. Already have a written quote from another South East Queensland (SEQ) provider for the same scope? Send it with your plans. I’ll beat it by 10%, on the terms below.
Price-beat terms
Who and what: a quoted residential job for a client named on this page, whatever the number of dwellings. The beat does not cover:
- podium or rooftop planting
- public open space
- ecology or arborist overlay reports
- stormwater or WSUD design
- commercial sites
- operational works plans after a DA is approved
- any condition that needs a landscape architect or RPEQ.
The quote: written, dated within the last 30 days, from a genuine SEQ business that prepares DA landscape plans. It must be for the same site and architectural plans. I may contact them to confirm it. One claim per project.
Same scope only. Their quote must include every item in my quote for your job. If any item is missing, the beat does not apply. If you asked me for the minimum scope, their quote only needs to match that minimum. Check their quote covers:
- a landscape plan sheet with a key
- a standard notes page
- one written response to a council information request, with the matching plan revision
- the plant schedule, if my quote includes one
- the council’s landscape code checklist (proforma), if my quote includes one
The first three are in every quote I give. The last two depend on your conditions and the council’s code.
If their quote charges extra for an item mine includes, that item counts as missing. A quote that does not list what it includes cannot be checked, so it does not qualify.
Quotes that don’t qualify:
- package deals across several projects or sites
- sale or promotional prices
- quotes from businesses outside SEQ
- my own past quotes
- quotes that include services I don’t provide, such as certification, engineering, or architect or registered landscape architect sign-off.
Floor price: $800 + GST. If a quote is below it, I’ll tell you plainly and decline the beat.
Fit: I may decline any job that isn’t a good fit, before I quote. Once I’ve quoted a job, a claim that meets all these terms, including the floor price, is honoured.
Who this page is for
- Licensed builders.
- Developers.
- Body corporates, strata committees and strata managers (always quoted).
- Commercial property managers (always quoted).
- Project managers and town planners acting for any of the above.
The business or body corporate is my client and pays the invoice.
This page covers plans for a development application (DA) or other council condition. Redesigning a complex’s common garden, with no DA? That is quoted separately. Ask by the same email.
Is it your own home?
This page is not for you, even if a builder is building it for you. That includes owner-builders. Use my homeowner plan instead: Landscape Plan for council, estate and body corporate.
Homeowner DA plans: $1,800 inc GST.
One exception: a dual occupancy built as an investment uses this page, even if you’ll live in one half. Want the whole site designed for the build quotes? I’ll offer the Masterplan as well.
What’s included
- One plan sheet with a key, drawn over your architect’s DWG or DXF file. It has a scale bar and north point.
- The plant schedule, where your DA conditions ask for one.
- One standard notes page, the same on every job.
- The council’s landscape code checklist (proforma), where the code asks for one.
- One written response to a council information request, with the matching plan revision.
Only need the minimum?
Say so when you ask for a quote. I’ll quote only what your conditions and the council’s code ask for. The plan sheet, notes page and one information request response stay in every quote.
What’s not included
- Lodging the DA. You or your planner lodge it. I prepare the plan.
- Levels, hardscape specification and setout. Levels are shown as “by others”.
- Designing paths, patios, fences or walls. The plan shows them as drawn on your architect’s plans. Want them designed? I’ll quote it.
- Retaining walls, drainage, stormwater and structural design. Your engineer covers these.
- Care or maintenance notes.
- Interpreting the planning code. Your town planner confirms what the conditions need, and I draw to that.
- A second information request, or a redraw because the architectural plans changed. I’ll quote these before any work starts.
Anything not listed above isn’t included. If you’d like something extra, I’ll quote it before any work starts.
About approval
Council decides whether to approve your DA. No designer can guarantee approval.
The plan shows design intent. It is not for construction. It is only as accurate as the plans you give me.
Request a quote
Email these, and I’ll come back with a fixed quote for your job:
- Architectural plans as a DWG or DXF file. Council work needs one.
- Site plan or survey.
- Your DA conditions, or council’s information request, if you have them.
- Notes from any council pre-lodgement meeting.
- A competitor’s written quote, if you want the price beat.
